Change Orders

Most contracts allow the owner to make changes to the original contract and scope of work, at the owner’s cost. From your standpoint, change orders protect your financial interest and are a routine part of the construction business.

Use these change order forms to educate your client on the high cost of changes. Your client’s response will reveal how willing the client is to pay the cost of making changes. The earlier you demand strict change order compliance, the fewer requests you’ll see.

This group of downloadable forms includes:

Change Order
This form is the most generic of the change orders. There’s space for you to describe nearly any type of change to the underlying contract. Contractors and subcontractors alike can use this form. If you don’t fill in any other space on the change order, at least describe the change and get the owner’s signature. Otherwise, the owner is free to deny that any extra work was authorized.

Change Order – Running Total
This alternate change order form tracks the original contract price and the running total of the changes, then calculates a new contract price. If you fill out this form completely each time there’s a change, you’ll always have an up-to-date running record of the cost of the job. That helps keep the current job price in the forefront of the client’s mind – and yours.

Subcontractor Change Order
This form directs the subcontractor to make changes to the contract you have signed with them. The form is identical to the basic change order – except for the signature lines. This change is just between the contractor and the subcontractor. The owner isn’t involved.

Change Order Log
It’s is important to track the submission, approval and rejection of changes. This change order log is designed to keep your change orders organized. Use a separate change order log sheet for each project. Record change orders by number and keep the status of each change current in the log.
